Most HVAC cost guides online quote a single national number, and most homeowners who call a contractor discover that number was not built for their zip code. So we measured the gap. This study starts with 81 independently researched city pricing pages in 35 states, maps them to 62 Census-defined metropolitan statistical areas, and gives each metro one equal-weighted observation.

What Does HVAC Replacement Cost Across 62 US Metros?
The median midpoint across the 62 metro areas is $9,838. The mean metro low is $5,901 and the mean metro high is $14,056. These are metro-level descriptive statistics: when several covered cities belong to the same Census CBSA, their page values are averaged before the metro enters the calculation.

The middle half of the metro sample is tighter than the extremes suggest. The 25th percentile midpoint is $9,363 and the 75th is $10,500, so 32 of the 62 metro areas, 51.6 percent, land inside that $1,138 window. The 1.68x spread runs from the Columbus, Ohio metro at $7,500 to the New York-Newark-Jersey City metro at $12,625.
How Do HVAC Replacement Costs Compare by Region?
Ranked by median midpoint, the four Census regions order Northeast > West > Midwest > South. The gap between the top and bottom regional median is about $1,562, or 16 percent.

Two cautions on this table. First, the metro counts are uneven: the South carries 34 of the 62 areas while the Northeast carries 6, so the Northeast median rests on a small sample and moves easily. Second, these published headline ranges do not all describe the same equipment. The city-by-city table below states what each range covers.
Why Doesn’t This Study Rank States?
The dataset covers 35 states, but the coverage is too sparse and uneven for a defensible state ranking. Several states have multiple city pages inside the same metro, and some CBSAs cross state lines. Treating those city pages as independent state observations would recreate the same weighting error this correction removes. The source table remains available for local comparisons, but this study does not present state medians.
Which City Pages Publish the Highest and Lowest Costs?
The ten highest city-page observations by midpoint are spread across every Census region: 4 West, 2 Midwest, 2 Northeast, 2 South. These are city-page values, not ten independent metro estimates. Tied midpoints share a rank, so three cities tie at rank 3 and three more tie at rank 7.

Two caveats a careful reader will want before quoting the city-page extremes. Columbus, OH holds the lowest city-page midpoint at $7,500, but that figure covers an AC and furnace replacement. The same page prices a heat pump in Columbus at $7,500 to $13,500, a midpoint of $10,500. Separately, the lowest single starting price in the city-page data is Reno, NV at $4,000, and that is a central AC replacement only, not a complete system.
What Drives the 1.93x Spread Between City Pages?
The city-page spread is not random and it is not mostly equipment. Equipment is a national commodity that costs roughly the same in Tulsa and Tampa. Nearly all of the variation traces to four local factors documented on the individual city pages. The equal-weighted metro spread is smaller at 1.68x.
Labor rates and market density
This is the single largest driver at the top of the range. The New York City page attributes its $22,000 ceiling to dense housing stock, union labor rates, and Department of Buildings permit requirements. Seattle shows the same effect at smaller scale: its midpoint of $12,000 sits 22 percent above the metro median, and the Seattle page attributes that gap to higher labor rates. At the opposite end, El Paso posts the lowest starting price among the covered Texas city pages at $4,800.
Climate zone and what the system has to do
Climate zone decides whether a household buys cooling only or a full heating and cooling package, and that changes the equipment count. Minneapolis, in Zone 6A, carries an $8,000–$16,000 range because cold-climate loads demand larger systems. Boston, in Zone 5A, needs cold-climate-rated equipment. Miami, in Zone 1A, has no real heating season at all, which is why its headline figure covers AC-only. Hot-dry markets like Phoenix and Tucson also run their systems most of the year, so a warm climate does not automatically mean a low replacement range.
Permit regimes and code requirements
Permit cost is small, but permit process drives labor hours. The metros with the most demanding permitting also sit high in the table:
- New York City requires Department of Buildings sign-off, and NYC posts the highest ceiling in the study at $22,000.
- Miami-Dade code requirements apply to all HVAC work in Miami, on top of a hurricane and salt air environment.
- Mesa, Arizona routes mechanical permits through its DIMES portal. Mesa also carries the tightest range in the top ten, $9,500–$14,500, a spread of only $5,000.
- Sacramento adds California Title 24 requirements to every replacement.
Rebate availability, which cuts the other way
Rebates are worth naming carefully. A rebate does not lower the installed price in this data; it lowers what the homeowner nets out afterward. Generous programs also appear in higher-cost city pages: Hartford, Boston, and New York City carry midpoints of $11,100, $11,500, and $14,500. Those examples show why rebate value and installed price must be reported separately.
Housing stock and site conditions
Older and denser housing adds retrofit work that newer suburban stock does not need. New Orleans city data flags historic shotgun houses, Philadelphia flags rowhouse constraints, and coastal markets including Savannah, Wilmington and Miami all report that salt air shortens equipment life, which changes replacement timing rather than install price. Methodology and Limits
How the data was collected
Each of the 81 city observations in this study has its own pricing page on this site, researched against local utility rebate programs, county or city permit requirements, climate zone data, and regional labor rates. This study does not add new pricing. It aggregates the headline installed range each page already publishes, so every city-level figure is traceable to a page a reader can open and check.
The extraction rule was: take the headline installed range from each page’s summary figure. Where a page publishes several ranges (a full system, an AC-only, and a heat pump figure, for example), the headline range was used and the others were not. Nine of the 81 pages publish more than one range in their opening TL;DR summary, and the headline figure was used in all nine.
City and state names were matched to the 2023 Census National Places Gazetteer. Each official internal point was then mapped to the Census TIGERweb Metropolitan Statistical Areas layer. That crosswalk resolves the 81 city pricing pages to 62 Census-defined metropolitan statistical areas. Twelve repeated metro areas contain 31 of the city-page rows. For metro statistics, the low, high, and midpoint values of cities inside the same CBSA are averaged first, then every CBSA receives one equal weight.
Metro areas are grouped into the four regions defined by the US Census Bureau. Percentiles are calculated by linear interpolation on the 62 sorted CBSA midpoints, the default convention in numpy, pandas and Excel’s PERCENTILE.INC. The Northeast covers 6 metro areas, the West 13, the Midwest 9, and the South 34.
What was verified before publishing
- All 81 records were checked against the source sentence they came from. All 81 ranges appear verbatim in their own source sentence.
- The complete Census crosswalk resolves 81 city pages to 62 CBSAs. It identifies 12 repeated metro areas containing 31 city-page rows.
- 44 of the 81 city pages state their range in two independent places, the page summary and the page schema description. All 44 agree exactly, with zero disagreements.
- Structural checks found no record where the low exceeded the high, no midpoint that failed to recompute, and no duplicate city or source page.
- All 81 source URLs were requested and returned HTTP 200 with no redirects, and all 81 appear in the site sitemap.
- The automated verifier independently recomputes city-page, CBSA, and regional statistics and checks the published summary and region tables against those results.
Limit 1: the sample is South-weighted
This is an important limitation and it should be stated in any citation. Of the 62 metro areas, 34 are in the South, 13 in the West, 9 in the Midwest and 6 in the Northeast. That distribution reflects which markets this site has researched, not the distribution of US households. Every aggregate on this page describes the covered metro areas. It is not a US-representative national average.
Limit 2: some metros have several covered cities
Twelve CBSAs appear more than once in the city-page data. Dallas-Fort Worth and Tampa-St. Petersburg each contain four covered city pages; Atlanta, Charlotte, and Phoenix each contain three. The original version of this study incorrectly treated every city page as a distinct metro, which overweighted those areas. Version 1.1 corrects that error by averaging covered cities within each CBSA before calculating metro statistics. The full 81-row city table remains visible for auditability.
Limit 3: baselines vary by city page
Each city’s range reflects the dominant system configuration published on that page, not one identical nationwide specification. Seattle’s $8,000–$16,000 is a heat pump system. Denver’s $8,000–$17,000 is a gas furnace plus central AC. Miami’s $6,500–$13,500 and Reno’s $4,000–$12,800 are AC-only figures. These are descriptive planning ranges, not an apples-to-apples quote for one fixed system. The city table labels the scope of every row.
Other limits worth stating
- Published ranges are planning brackets, not quotes. No figure here reflects a bid on a specific house.
- Prices are installed costs as published in 2026. They are generally quoted before utility rebates and before any federal credit.
- For a CBSA with several city pages, the metro estimate is the simple mean of the covered pages. It does not claim to represent every municipality or household in that metro.
- The site coverage is a purposive sample, not a random sample. No confidence interval or causal inference is claimed.
